Terms and Conditions

Please read carefully as by booking you are confirming that you have read, understood and accepted them on behalf of all members of your party.

Payment

Upon booking your card will be charged 40% of the full total, the remaining balance will be charged six weeks before your stay.

If your booking is made less than six weeks before your stay then the full total is payable at time of booking.

Cancellations

Cancellations must be made in writing and emailed to holidays@the-little-cottage.co.uk.

A booking can only be cancelled prior to the start of the stay.

  • 1 weeks or less - 100.00 % of booking minus £25.00 handling fee
  • 2 weeks or less - 85.00 % of booking minus £25.00 handling fee
  • 3 weeks or less - 60.00 % of booking minus £25.00 handling fee
  • 4 weeks or less - 40.00 % of booking minus £25.00 handling fee
  • 5 weeks or less - 30.00 % of booking minus £25.00 handling fee
  • Cancellations made 7 days or less prior to arrival are not liable for any refund.

We strongly recommend that you take out holiday cancellation insurance which includes cancellation for Covid-related reasons.

Covid-19 Policy

From 24th February 2022 there are no legal restrictions in place in relation to Covid-19. If you wish to cancel then the terms in “Cancellations” clause above apply. Please take out appropriate travel insurance that includes a provision for cancellation of your holiday due to Covid-19.

If you or another guest become ill with symptoms of Covid-19 during your stay or test positive for Covid-19 please inform the property manager via email holidays@the-little-cottage.co.uk.

The booking is from 3pm on the day of arrival to 10am on the day of departure.

Information about keys and how to collect them will be provided once full payment of your booking has been received. If you wish a different set of times please get in touch prior to booking the property: holidays@the-little-cottage.co.uk.

Misc.

Whilst every care is taken to provide a true and accurate description of the property, some things do change over time. No refunds are available for such discrepancies.

The Owner reserves the right to amend prices and details on the website.

The owner is entitled to ask the holidaymaker to leave the property without any refund if, in our opinion, the behaviour of the holidaymaker and party is unacceptable.

Number of Guests

The maximum number of people entitled to stay at this property is two and only those people named on the booking form are entitled to stay. If it is found that more people than agreed are using the property, this will be considered a breach of contract and the holidaymaker and his/her party will be asked to leave immediately without a refund. Sub-letting or assignation of the let is strictly prohibited.

Children

The Little Cottage is not really suitable for - and does not accommodate - children, if you wish to bring you baby with you and have a suitable travel cot then we allow children up to the age of 1.

Dogs

We do not accommodate dogs at The Little Cottage, Swalcliffe.

Guest Obligations

Not to arrive before 3pm on the day of arrival and make sure that the property is vacated by 10am on date of departure to allow for adequate changeover time.

To leave the property in a clean and tidy condition at the end of the holiday (excepting property linen to be laundered)

Not to cause a nuisance or annoyance to neighbours of the property - please do not play amplified music outside and keep noise to a minimum in the evenings.

To close all windows and lock all doors before departure, placing keys in the key safe. Please use key safe when leaving the property during your stay to reduce chances of loss. In the event that keys are not returned, a charge will be incurred by the guest to replace keys or cover locksmith costs to change locks.

No commercial photoshoots - please contact holidays@the-little-cottage.co.uk if you would like to use the property in this way.

Accessibility and Parking

There is one designated off road parking for the Little Cottage just outside the main door, you can of course park on the street as there is plenty of parking, though the road is narrow in places. We do ask that you pull your car up to the wall to give access to other properties that use the shared drive

Strictly no smoking inside at The Little Cottage, if you smoke outside then please ensure you dispose of cigarettes.

Liability

Some equipment can be dangerous if misused, such as wood burners. All responsibilities are your own. The property owner takes no responsibility for the personal possessions of the holidaymaker or the holidaymakers party. Vehicles and personal possessions are left entirely at the risk of the holidaymaker.

Breakages and Damages

The holidaymaker must make every effort to keep the property, fixtures, fittings and all contents in the same state of repair and condition as at the start of the holiday. Any accidental damage or breakages should be reported to the property owner prior to departure. The property owner retains the right to make any additional charge and request payment for damage or breakages, withstanding minor breakages or ‘wear and tear’ as decided by the property owner.

Complaints

We wish to make sure you have a pleasant and enjoyable stay at the little cottage. Any complaints must be made known to the property owner immediately and without hesitation, where upon the property owner will endeavour to resolve any issues that may have arisen.  No complaints will be entertained at the end of the hiring period or after the holidaymaker has departed.

Declaration

I have read the terms and conditions of this booking and agree on behalf of all members of my party to abide by those conditions during my stay at The Little Cottage. I understand that the balance must be paid six weeks before the start of my holiday and failure to do so may result in cancellation of my booking and as a consequence my deposit not being refunded. I am over 18 years of age.

In the event of a cancellation up to 180 days prior to your confirmed stay, we will refund the payment minus a £25 handling fee.

In the event of a cancellation 179-120 days prior to your confirmed stay, we will refund 90 % of the payment plus a £25 handling fee.

In the event of a cancellation 119-91 days prior to your confirmed stay, we will refund 75% of the payment plus a £25 handling fee.

In the event of a cancellation 90-31 days prior to your confirmed stay, we will refund 50 % of the payment plus a £25 handling fee.

In the event of a cancellation 30-8 days prior to your confirmed stay, we will refund 100% of the payment minus a £25 handling fee IF the property is fully re-let. If the property is not relet we are unable to offer any refund.

Cancellations made 7 days or less prior to arrival are not liable for any refund.

Location.

Swalcliffe, is a small village in the north of Oxfordshire, England on the edge of the Cotswolds. It is one of several small villages (including Tadmarton and Broughton) on the B4035 road between Banbury and Shipston-on-Stour.

The village has a parish church dedicated to St. Peter and St. Paul, a village hall, a pub (The Stag’s Head), several cottages and houses, and a large area of woodland and fields. Just to the north of the village lie the site of an Iron Age hill fort, Roman villa at Swalcliffe Lea (site only), and line of the old Roman Road, now a bridleway.

Swalcliffe Tithes Barn, is one of the finest 15th century half-cruck barns in England. Constructed in 1401 for New College, Oxford. it is a Grade 1 listed building and a Scheduled Ancient Monument.

The cottage is set down Bakers Lane, Close to the Stags Head the church.
